THE KEY RIGHTS OF A TENANTS
As a tenant in a private rented property, my tenancy agreement (which should be co-signed by me and my landlord before I move in) provides me with a number of rights:

- Have my deposit returned at the end of the tenancy (provided that I meet the terms of my tenancy agreement).
- As part of this, I’ve the ability to challenge any charges that I believe are ‘excessively high’
- Know the identity of my landlord
- Live in the property undisturbed
- See the property’s energy performance certificate (EPC).It should be except in very specfic circumstances and should be rated a minimum of E.
- Protected from unfair rent and unfair eviction
- Have a written agreement if I have a fixed-term tenancy of more than three years
- As of 1 June 2019, to not to have to pay certain fees when setting up a new tenancy, under the Tenant Fees Act (commonly referred to as the Tenant Fee Ban).

THE ETIQUETTES OF A WRITTEN TENANCY AGREEMENT
There are some very specific rules to follow in a written tenancy. If I have a written tenancy agreement, then it should be fair and compliant with the law. Many sample tenancy agreements are available online, such as this one from the UK government. If I am doubtful that I haven’t received this from my landlord, then I should ask the landlord immediately. That way, my key rights of tenants will be protected.

My landlord has a legal requirement to let me know who they are. They can also be fined if they fail to tell me within 21 days. If I’m unsure and have a tenancy agreement, then read it carefully as this is where the information’s usually displayed.
