THE MOBILE HOME BUYING PROCESS & THE TIME TO GET ON1

In how much time I can get my mobile home plus all the steps of the mobile home buying process.

I have prepared this step-by-step guide to help you in understanding the mobile home buying process and following it successfully in 2022. This guide will walk me through the steps for planning, financing, land purchase, delivery, setup, and connection to city services. I’ll find valuable links to other sites and articles.

Step 1: Financing

Financing is the basic step since I want to know how much money I can borrow. Also, it will tell me how much of the funds I will need to make the purchase.

The key to obtaining financing is to be prepared with documentation for my income, debts, and assets. I may need to prove that I’m being employed for at least two years and probably at the same job.

My financing options will depend on the price and the amount of money I have for a down payment.

Step 2: Land Purchase

Purchasing land for the installation of a manufactured home requires due diligence.

The basic step in the due diligence process is to check with the local government. I have to see if any government restrictions on the use of the land exist. Zoning restrictions are just one single inquiry to make. I have to conduct a survey of my property to ensure that I’m aware of the property boundaries.

Furthermore, I will hire a title company to conduct a search for any problem. This action will be the best protection I can get against finding that someone else has rights that supersede mine.

Step 3: Planning

Planning starts with determining the size of the mobile home I would like to have and how much I can afford to pay. All actions start from here. A critical phase of planning is choosing a mobile home that will fulfill my needs.

Step 4: Delivery

Once I have selected a mobile home and the land for it, then the manufacturer will make arrangements for delivering me the mobile home. I can plan about my home is move-in ready in about 4 months from the purchase date. 

Step 5: Setup and Connection to the City

A description of the setup procedure is given in Step 5 of the Homes Direct website. The complete process includes the final city inspection that takes 21 days on average. The escrow will be done and I will receive the keys to my new mobile home.

While the connection to city services is included in the 21 days, if my land is in an area where some city services are not available, I’ll have to make arrangements. So that I can avail the city services before I arrive. This procedure should be part of my decision to purchase the land.
