FINAL WALK-THROUGH |THE DETAILED DESCRIPTION

I almost do everything to purchase my home near my closing date, but there’s still the final walk-through to complete. The final walk-through is the necessary last step that can still bring issues in my way.

What is a Final Walk-Through?

As a purchaser, the final walk-through enables me to make sure the house is in the condition I expect. The house condition should not have chang substantially as it was when I agreed to buy. It is also a chance to check whether any fixtures are satisfactorily fixed or not.

Purchasers will get the opportunity to do the final walk-through on the house just before the official closing day. This will commonly happen after the seller has shifted out. Remember, this scenario is just ideal, it can’t be always the case.

Why Always To Do Final Walk-Through?

If I opt to skip the final step before closing, it could be a heavy mistake. Things must not be the same since I intended to buy, like appliances being replaced or new damage being created.

Without a final walk-through, I won’t be knowing for sure whether the fixtures have been fixed or not.

If I identify something after getting the house keys. Now, in this case, it is nearly impossible to get the seller to pay for the fixtures. In this situation, there won’t be much incentive for the seller to pay the fixture bill.

After all, I closed the deal. So without a final walk-through, all damages are my responsibility. For instance, uncompleted repairs or any missing fixtures or appliances.
