State Requirements
A community manager needs 60 hours of educational training while the property manager needs only 24 hours. However, one should also possess an active real estate license in order to activate my property management permit. The permit has 90 hours of educational requirements. Furthermore, CAMs have to complete a minimum of 18 hours of accredited continuing education (CE) courses every 2 years. Property Manager holders complete a minimum of 3 hours in CE courses.

Responsibilities
As previously mentioned, many of the basic obligations of property managers and community managers are quite alike but they vary immensely greatly in overarching tasks. Property managers are more involved in the day-to-day operation of every individual unit: moving tenants in/out, handling item repairs, collecting rent, or evaluating charges for damaged property. Community managers are generally responsible for the community as a whole as opposed to the individual tenants. They are also expected to make budgets for particular property expenses or manage the performance of managers.
