I’m going to require a lot of energy and stamina during the following 24-hour period, so I’ve to make sure I go to bed as early as possible the night before and try to get decent sleep (as complicated as it may be, knowing what the morning will bring). Bonus moving day tip: Be careful not to become a victim of identity theft during my house shift.

Greet the shifters

Once the shifters arrive give them a walkthrough of the house or apartment, highlighting any fragile boxes or the furniture pieces that I need to have disassembled. Ideally, the boxes should be clearly labeled. But it’s always a good idea to discuss what I want and not assume the shifters will know how I want everything to be shipped. I will also make sure to keep water on hand for them and show them where the bathroom is, which they might need during the shifting process.

Finally relax

It’s been a long and exciting day. Now, it’s the time to finally chill and relax. I will take out a book and relax with a book, or get some fresh air by grabbing a bite in my new area.

HOW TO SELL AFTER BAD HOME INSPECTION REPORT? https://illinoisbrokeracademy.com/how-to-sell-after-bad-home-inspection-report/ Wed, 24 Nov 2021 09:30:50 +0000 https://illinoisbrokeracademy.com/?p=15435 Read More »HOW TO SELL AFTER BAD HOME INSPECTION REPORT?]]> The home inspection report is a usual part of traditional home sales. When a home inspection report comes really very bad, it can be very discouraging. Especially if the potential buyer decides to walk away from the purchase.

We have other real estate courses for you so that you can steal the real estate show. See these courses and all of our student resources to begin expanding your real estate skills today.

What To Do If My Home Inspection Report Comes Very Bad?

There is still hope with a home inspection report when it uncovers a serious problem with the home. Here are some steps I can take as a homeowner when I receive surprising news from a home inspection report.

Don’t Let it Stress Yourself Out

When I receive a home inspection report that has found major issues with my place, the first thing I should do is to take a deep breath and look at it with fresh eyes as if I’m a third party that is not selling or purchasing the home. This news could save me from a lawsuit after selling out the home. Plus, this bad news does not indicate it is the end of the line for being able to sell out my place, even if the potential buyer decides to walk away.

Wait for the Potential Buyer to Respond

Once I receive the home inspection report, the buyer has also received it as well. I have to control my nerves and wait for the potential buyer and/or their agent to contact me about the issues found in the home inspection report. I should not assume how they will react and what they will want me to do about it. They may have renovation plans in mind that would involve fixing the issue anyway. So they may not be worried at all.

Are you an Illinois real estate license holder and interested in becoming a broker? Illinois Broker Academy offers continuing education courses to make you fully prepared to operate your own brokerage in Illinois.

Remember That anHome Inspection Report is NOT a To-Do List for Owners

It is clearly not the duty of the potential buyer to work on the home inspection report issues. First, I have to listen to the buyer’s reaction and requests. Then I should look into estimates myself and calculate the cost of the repairing work. I have to make sure I have contacted a trustworthy expert to guarantee all repair cost estimates reported by the potential buyers are accurate. In some cases, I may not be able to afford a repair. My real estate agent can be very helpful in negotiating how to continue to move forward.

Sell the Home As-is for Cash

If the potential buyer does walk away and I do not want to go through the pain of putting the real estate listing back on the market and hoping a buyer will buy it, I can sell it right now as it currently stands with no need to spend money on repairs to a cash home buyer. Cash home buyers are no strangers to huge repair issues. They will still make an all-cash offer. It will close quickly to get my home sold and a load taken off my shoulders.

WHY I SHOULD NEVER PAINT MY RENTED APARTMENT? https://illinoisbrokeracademy.com/why-you-should-never-paint-your-apartment/ Tue, 23 Nov 2021 06:34:02 +0000 https://illinoisbrokeracademy.com/?p=14957 Read More »WHY I SHOULD NEVER PAINT MY RENTED APARTMENT?]]> I was planning up to paint my rented apartment? Is this sound a bad idea?If so,I may want to consider it again. There are some things I’ll consider before picking up the paintbrush. In the end,to paint my rented apartment may be my wrong move.

Shifting into a new rental is a demanding task, particularly if I’m going to live my own for the first time. I want it to feel like home and be an expression of my style, a place I want to spend my time and enjoy. Of course, I want to put my mark on the new living space, and painting apartment walls could be my first choice to create a home I’m proud of.

8 Red Flags Of Not To Paint My Rented Apartment

1.I am not allowed to paint.

2.My living duration is much shorter.

3.It is beyond my budget.

4.Really a very tough job.

5.Existing paint color is very fascinating.

6.Need to recoat in some time interval.

7.Only wall hangings are allowed.

8.Wall color doesn’t matches up with my vision.

Isn’t investing in better alternatives doesn’t seems a good idea?

Painting isn’t always necessary to make my rented apartment have style or feel like home. There are so many great alternatives to paint my rented apartment. Colorful furnishings and accents can go a long way.

Why invest in paint when I can invest in items like curtains, which I can take with me when my lease is up?

Now, if I have a long-term lease in writing, then to paint my rented apartment may be worth it. If the current paint isn’t in the outstanding condition and the landlord is willing to pay for the paint or discount the rent, this too may be countable too. However, if I only have a one-year lease,I can’t paint my rental until after I take possession, and need to repaint before shifting out having paint for less than a year probably isn’t worth the headache.Did you get my point??

1. Glazed Title Backsplash

Glazed Background

A tiled kitchen backsplash is nothing new, but there will be a move away from matt finishes and towards gloss. A glazed tile is not just easy to wipe out. It will also show the light around the room, with good results regardless of the color.

Interior designer Natalia Miyar has these richly hued green kitchen tiles handmade in Florence. Paired with the rustic wood and marble work surfaces, they create a really prettiest contrast with the earthy colors, as well as adding various layers of texture to the space,’ she explains. I don’t need to use a saturated shade to enjoy the full impact.

For a more muted look, select glazed white tiles, which will absolutely make the most of the natural light. Zelliges will also remain a famous choice.

2. Mixing in Vintage and Antiques

Mixing in Vintage and Antiques

Kitchen trends for 2022 are about dispelling the notions of a show home and displaying a few antique or vintage pieces of furniture in a kitchen. It has the instant effect of creating a warm, lived-in house environment. Farmhouse kitchen furniture in the form of a scrubbed kitchen table or dresser is the absolute selection for a traditional look. Timeless, built to last, and often cheap to find at vintage fairs, antique pieces will introduce the character to a new trendy space.

This design by Ben Pentreath was a 21st-century take on a Welsh farmhouse kitchen. Plain joinery, including a big larder cupboard and open shelves, combines with a butler’s sink, Delft tiles, period-style lighting, and antique furniture to create a splendid feel, perfectly in keeping with the home’s architectural style.

3. Glass Partitions

Trendy Glass Partition

After years of breaking down walls to create large open-plan rooms, over recent times we’ve come to appreciate the benefits of being able to close the door and escape the soundtrack of the entire house. A glazed partition can split spaces without compromising on light or the feeling of togetherness. It also has the advantage of helping to contain smells in the kitchen area.

In his own home, Thomas Cox, co-founder of Ham Interiors, replaced the wall between the kitchen and a sitting room with a reclaimed Georgian shop front. ‘We like to use glazed partitions as they define area and create the illusion of space without having to be fully open plan,’ he explains. ‘If the existing kitchen layout won’t allow for a fully glazed wall then a smaller glazed panel can enhance a space; it offers architectural interest and is also useful in providing a backdrop for a piece of furniture.’

‘So far, I’ve worked with greys, blues, browns, and greens, but clients can have any color they like. This chimes with increasing consumer demand for personalization in the kitchen; creating something that is innovative to the individual.’ Color and texture? Ticks one of the biggest kitchen trends for 2022 at once.
