Is it in competition with other homes in the marketplace? Prospects quit looking if my home didn’t suit their needs.

When a prospect visits my home and opts not to buy the home. The reason is, they have not found my home compelling enough to put in an offer.  And the cherry on the top, many of those prospects will then go on to purchase another home I’m competing with. They found it more compelling.

This is why it is so substantial to focus more on comparable homes when trying to properly list my house. First and foremost I desire the square footage to be relatively near, in the same, or like neighborhood and have sold with in the past 3 months with similar characteristics, amenities, and conditions.

So what makes my home compelling enough?  There are plenty of reasons that make me learn if my home is compelling enough or not. If I will focus on those factors, my home will hopefully stand out.

COST

The cost has a lot of impact on what makes a home compelling.  A home could be compelling to a larger group of buyers at $340,000 but at $380,000.But, unfortunately, no one will be interested. 

First and foremost my home needs to fall under the fair price bracket to be compelling. If my home is too much pricy, more chances are there is to be stagnant.

LOCATION

Most purchasers look for the same thing. Understand that purchasers may not be looking in my town alone. They could be looking for homes in nearby communities that have the same homes in their budget. That’s definitely broadened my competition.

I can’t fix the location. The only way I can address a less-than-desirable location is by adjusting the cost. Be realistic about the location of my home compared to the competing homes in my market.

CONDITION

When purchasers shell out $400,000 or $500,000 on a home. They do not mostly want to shift in and begin thinking about making large fixtures. Leading the pack is the condition of roofs, electrical, and HVAC.  All of these fixtures are major expenses as well as they are unignorable.

A home in extraordinary condition impresses purchasers. The thought of shifting into a home and not spending much time on improvements is very compelling.

Look around do any major fixtures need to be done?  What about a bunch of minimal things?  A pre-listing home inspection gives me a list of items that I may consider fixing to show my home has been well cared for.

SO IS YOUR HOME COMPELLING ENOUGH?

The basic thing to remember is that my home will be in competition with other homes for sale. My home needs to stand out and be compelling to home purchasers. 

When I hear of homes that have multiple offers the first few days on the market. They have a good balance of what they have laid out as to what makes a home compelling. They are successful market leaders.

Most of what makes a home compelling is completely in my control except for location which I’ll adjust according to my budget. 

At the end of the day, it is the purchaser that decides what a fair price is for my home when they step up to the table and pay a price I’m willing to accept.

A home really sells itself based on price, location, condition, updates and it’s showing preparedness.
