What Types of Seller or Buyer Queries Do Hodgkins Licensed Brokers and Realtors Handle?

Real Estate Classes:Online or Classroom?

Online courses are easily accessible for students as students can move through the coursework whenever it fits their schedule. Online real estate courses are generally less expensive and provide students a quick and easy way to get licensed or fulfill their continuing education requirements.

Classroom courses are great for students who enjoy a traditional learning setting and prefer feedback and live interaction from other students and a real estate instructor. Students who take classroom courses should be aware of their class's schedule, location, and any other materials that might be needed throughout the course.

How much to pay to an agent in Hodgkins to buy house?

Home shoppers pay little or no fees to an agent in Hodgkins to buy a home.
Here's why:
For most home sales, there are two real estate agents involved in the deal: one that represents the seller and another who represents the buyer.
Listing brokers represent sellers and charge a fee to represent them and market the property. Marketing may include advertising expenses such as radio spots, print ads, television, and internet ads. The property will also be placed in the local multiple listing service (MLS), where other agents in the area (and nationally) will be able to search and find the home for sale.
Agents who represent buyers (a.k.a. buyer's agent) are compensated by the listing broker for bringing home buyers to the table. When the home is sold, the listing broker splits the listing fee with the buyer's agent. Thus, buyers don't pay their agents.

How long is the online real estate course?

Enrolling in real estate school to get your license is easier, faster, and more cost-effective than earning a traditional degree from a college or university. How long is a real estate school?

On average, it takes anywhere from 2-5 months to complete real estate school and earn a real estate license. However, this can vary depending on your state's licensing requirements and application process and whether you choose an online real estate school or traditional classroom courses.

Depending on the state you live in, the exam and licensing application process can vary anywhere between a few days to multiple weeks. If you live in a state that has implemented an automated system for taking the real estate test and submitting your application, the process will go rather quickly.

However, if you live in a state that has not yet adopted an automated system, you could have to mail in your application. It may take weeks for your state to release your exam results and mail your license to the broker of record.

What is earnest money?

When you make an offer on a home, your agent in Hodgkins will ask for a check to accompany it (checks are the same as cash, and the deposit is typically 1% to 2% of the purchase price). Earnest money is made in good faith to demonstrate - to the seller - that the buyer's offer is genuine. Earnest money essentially takes the home off the market to anyone else and reserves it for you.
The check (or sometimes cash) is deposited in a trust or escrow account for safekeeping. If a deal is struck, the earnest money is applied to the down payment and closing costs. If the deal falls through, the money is returned to the buyer.
Important: if the terms of a deal are agreed upon by both parties, but then the buyer backs out, the earnest money may not be returned to the buyer. Ask your agent in Hodgkins about the ways to protect your earnest money deposit and the ways to protect it ' such as offer contingencies.

Is my home value same as the market value?

Since there are many different metrics that can predict a home's value, you may see some differences. Homeonwers in Hodgkins pay property taxes based on their home's assessed value. But this number is not always accurate compared to the market value. Market values fluctuate more than assessed values. When you are getting ready to buy or sell a house, pay attention to the market value. You will only need to worry about the assessed value when calculating how much you will pay in property taxes.
