We would respond like, well thanks anyway but that's more than we are willing to pay and we can't close that quickly. If it's true you'd have to beat it, are you willing to pay $25,000 more and close in 3 weeks? Makes no sense that anyone would do that. If you're going to lie at least make it believable.
It's like playing poker or buying a car - just make your best offer and be willing to walk away. Don't let them wind you up into making an emotional decision.
