The daunting part of being a home inspector is delivering potentially bad news. I never know how landlords can take such news. Some owners will dust it off as no big deal, while others may feel that is a justified reason to not close the deal.

As such, confused real estate sellers and listing agents often ask can a home inspector cancel a deal?

Mostly, a home inspector can not cancel a deal. Only the buyer is allowed to walk away. But, as a home inspector pal once told “Some houses may commit suicide”.

Are you interested to become the most demanded real estate agent in Illinois? Visit our webpage now to get enroll in Illinois license courses or renew your license.

HOW HOME INSPECTORS CAN AFFECT THE REAL ESTATE DEALS

After the home inspection, the buyer and seller can either negotiate on the terms or the home inspector can part ways completely. What can be the reasons which make the home inspector walk away? Here’s how:

Homebuyers Have High Expectations

No house can be ever perfect. In all my years, I have never gone to a house where I didn’t find anything unpleasant. Even a new home can be a nightmare.

In Illinois, the median age of a home is almost 60 years old, with most being even older. Homebuyers need to know that even the best-looking homes can have certain issues that arise during the inspections process.

Yet, some homebuyers feel like a home should not have any imperfection, or are simply unaware of how many small issues the average home has. As I often inform my customers, yes, this home has these issues, but if the home inspector inspects every house on this street, he’d likely figure out the same issues over and over again.

Numerous times, I have customers who back out of the first deal, cancel the 2nd deal, and then after 3 home inspections, they realize the first inspection wasn’t that worst after all.

Ready To Learn More? Connect with our Illinois real estate classes and make an incredible difference in the real estate world.

The Listing Has Oversold the House’s Conditions

Another most usual issue is home sellers have a strong attachment to their home, and how they perceive their home maybe not be similar to what others think of their home. A common issue is also the seller’s claims they just replaced the HVAC system. But the home inspector considers the HVAC system is 18 years old. Well, if I have resided in my home for 50 years, 18 years may feel just like now. What is “brand new” to one person may not seem “brand new” to the world.

Another house had listed that there was ample space in the yard to install a swimming pool. What the listing was unable to mention is the property was located on a hillside, making a pool very complicated to install. The home buyer didn’t even let us end the inspection before they canceled the deal.

We have real estate courses for every career choice so that you can steal the real estate show. See these courses and all of our student resources to begin expanding your real estate skills today.

Homebuyers Notice Aspects About The Home They Don’t Adore

Another common issue is the homebuyers blame the home inspector, but not for what is mentioned in the report, but for other things that are only noticed during the inspection process. A great number of people view homes for sale, others will visit numerous homes, and generally only have 15-20 minutes for a house before it’s off to the next one.

Then while the inspection is in process, they sudenly have a couple of hours or more to sit in the house. That’s when they begin to notice aspects about the neighborhood or the layout, or just the exterior is just a little bit outdated that they don’t like. These minor issues are not related to the home inspection but will surely persuade the buyers to cancel the deal. And blaming what the home inspector found is much simpler than admitting they made an offer on a house that they just don’t like because of a single factor.

On another house, the buyer realized during the inspection he was purchasing a much larger house than he really required. He kept telling me about how cleaning and handling such a spacious home was more than he could manage. It became crystal clear to me he just didn’t want the house anymore. However, he informed his agent he was backing out due to a water pipeline issue he found. Did the home inspection cancel a deal? No, but the process made the homebuyer cancel the deal.

At Illinois Broker Academy, our Illinois real estate courses enable our students to be successful real estate agents!

What do you want to advise the first-time home buyers?

I always advise my customers to entirely understand the home inspection process. If any structural or mechanical problems were ruled out during the inspection, I believe it should be get fixed. Passing off these issues to a potential homebuyer is going to be very challenging, to say the least. Most homebuyers have the least expectations of what they are willing to get.

For home buyers, it can be upsetting to lose a house that they have already pictured themselves living in. Nonetheless, if after a home inspection I rule out some crucial fixes that I can’t deal with, the home seller won’t acknowledge the same. Maybe I require to simply pull back the house search and reopen it.

Real Estate brokers call these things deal breakers for a cause. Tons of people don’t want to deal with such issues when purchasing a house.

Does purchasing a foreclosed home sounds like a great idea?

Over the years serving as a real estate pro, bunches of buyers have asked me about purchasing a foreclosed home. The concern is that they’ve heard foreclosures are the bargain of the century.

If I am considering purchasing one, it is necessary to do my homework before making an offer on a foreclosed home and putting up my earnest money. Foreclosed homes can certainly be a great deal. They are not always a lot of a bargain as people assume they will be.

There are certainly pros and cons to buying a foreclosed home. But in the end, purchasing a foreclosed home can be very rewarding, but only in some circumstances.

You’ve been dreaming about a career in real estate and now it is time to do more than just dream. Visit our real estate courses page to get more information and enroll!

THE PROS OF FORECLOSED HOME

Let’s take a look at the foreclosed home pros to see how it can be the best housing decision for me.

Good value – Scoring a low price is the biggest attraction for foreclosure shoppers. Especially in down markets, foreclosed homes sells for a discount.

Strong returns – If I find a good-priced foreclosed homes and perform fixtures cost-effectively, my reward is a property worth more than I paid.

Legitimate purchasing process– Since I purchase the foreclosed homes from the government or banks, the transaction is clean. Also, banks do have transparency and accountability regarding the condition and legal documents of the property.

Instant transfer of titles- In foreclosures, the property titles are transferred to the lender instantly. Only if it has no pending court cases. The bank (or government) takes the ownership and the inherent liabilities as soon as the property is handed over.

Updated taxes and utilities-If the bank takes a property,it is for sure that the bank pays real estate taxes, monthly dues, and other related expenses.

If all of this sounds exciting to you, you’re probably ready to pursue a career as a real estate agent! Our team at Illinois Brokers Academy is here to help you with our real estate courses for any real estate career you want.

Moreover, where do you intend to purchase a foreclosed home?

The acquisition of a foreclosed home is not a bad deal, as long I paired it with a careful study of its potential and pitfalls. Real estate is a great investment that is quite firm even in a recession, and it can surely generate latent profits.

First Home Purchasing Story of Robin, Suzy and Tres

Longtime renters in Illinois, Suzy and Robin would be the first to say they were a little naive in the first home purchasing process.“We thought purchasing a house would be like renting one. You see a house you like, give an offer, and next thing will be you know, you’re moving in to make it a home. Man, were we wrong.”

Suzy and Robin approached home shopping in the same way as renting… but quickly got to know it was more difficult than that.

AMAZED BY UNEXPECTED COSTS

In the early stages of their first home purchasing journey, Robin and Suzy were surprised to discover that their budget didn’t go as far as they planned.

They strived very hard to save their down payment, they assumed they had cleared the biggest hurdle to homeownership. They learned that there were more costs involved than they expected. When one house was not feasible as per their budget, they started losing out one house after another. Soon they realized their money wasn’t going as far as they had hoped.

THE HIDDEN COSTS OF PURCHASING A HOUSE

Here’s some interesting piece of information to help you navigate some of the planning that took Suzy and Robin by surprise.

After a year of exploring and 4 failed offers, this small family realized they were required to do something differently.

They took a step back from the first home purchasing process and reevaluated the neighborhoods they were considering. They brought a change in their way of thinking. “We realized the house didn’t need to be ideal, just an idea for us.”

After conducting some basic research and chatting with friends, they finally decided to look in a neighborhood they hadn’t considered before. With some hopes, they stumbled across a house that had a surprising potential.

A dream house doesn’t always turn out like a dream.

“When we walked through this house the exterior of it was very odd. We figured out the family that lived here before were using this as a storefront for a glasses shop. It was a little awkward at first, but more and more I realized we could make it the ideal home for us.”

Turns out the seller really wanted a family to live in the house and after a few sessions of negotiations, they got it!

What happens when your offer is accepted? Find out what Suzy and Robin learned along the way.

THEIR NEW POV PAYS OFF

Once they knew the house was theirs, they started to set it. A cheap kitchen remodels and a more expensive new roof followed immediately after closing. After a couple of months, they were all set to move in. Suzy looks back with the suggestion she wishes she had when starting her first home search:

“Mysuggestion for someone purchasing a first home would be to treat it like dating. Just because you noticed something that you don’t like, remember, a coat of paint goes a long way. Everything is achievable if you put your mind and heart to it.”
