I have prepared this step-by-step guide to help you in understanding the mobile home buying process and following it successfully in 2022. This guide will walk me through the steps for planning, financing, land purchase, delivery, setup, and connection to city services. I’ll find valuable links to other sites and articles.

Step 1: Financing

Financing is the basic step since I want to know how much money I can borrow. Also, it will tell me how much of the funds I will need to make the purchase.

The key to obtaining financing is to be prepared with documentation for my income, debts, and assets. I may need to prove that I’m being employed for at least two years and probably at the same job.

My financing options will depend on the price and the amount of money I have for a down payment.

Step 2: Land Purchase

Purchasing land for the installation of a manufactured home requires due diligence.

The basic step in the due diligence process is to check with the local government. I have to see if any government restrictions on the use of the land exist. Zoning restrictions are just one single inquiry to make. I have to conduct a survey of my property to ensure that I’m aware of the property boundaries.

Furthermore, I will hire a title company to conduct a search for any problem. This action will be the best protection I can get against finding that someone else has rights that supersede mine.

Step 3: Planning

Planning starts with determining the size of the mobile home I would like to have and how much I can afford to pay. All actions start from here. A critical phase of planning is choosing a mobile home that will fulfill my needs.

Step 4: Delivery

Once I have selected a mobile home and the land for it, then the manufacturer will make arrangements for delivering me the mobile home. I can plan about my home is move-in ready in about 4 months from the purchase date. 

Step 5: Setup and Connection to the City

A description of the setup procedure is given in Step 5 of the Homes Direct website. The complete process includes the final city inspection that takes 21 days on average. The escrow will be done and I will receive the keys to my new mobile home.

While the connection to city services is included in the 21 days, if my land is in an area where some city services are not available, I’ll have to make arrangements. So that I can avail the city services before I arrive. This procedure should be part of my decision to purchase the land.

Many people don’t think of the best time before purchasing a mobile home. Though this is a very important factor in the whole process. However, pre-research time and buying time play a significant role in my working experience as well as my final price.

THE BEST TIME TO PURCHASE A MOBILE HOME

That makes mobile homes a magnificent choice and an achievable option if I want a slice of the American dream house at a bargain price. If my idea about the best time to purchase a mobile home is “whatever time of year, I will get the lowest price?”, then winter is my best bet! It is also the least competitive.

The most cutthroat time of year for purchasing a mobile home is during spring and summer, with peaks in June/July. The reason is most people prefer to go outside and search for a new mobile home then.

Another important factor to consider is that most potential mobile home buyers are in the market for a family home. They also intend to take their youngsters with or involve them in the shifting process. Summer break is the most prolonged period with no school and is a natural choice.

This indicates the market is very aggressive and I might have to face inflated prices. However, during winter, and specifically January, I won’t find myself in a race to purchase a mobile home as I can rely on everyone who is safely snuggled at their mobile home.

There are typically two types of mobile homes, single wides, and double wides. The sizes of these mobile homes range from having a length of 90 feet, and a width of 18-20 feet, or more, depending on the type of mobile home of my preference.

Where to Find Perfect Mobile Homes?

Thanks to the internet, purchasing a perfect mobile home without land is much undoubtedly smoother than it used to be. I will search on Craigslist, local trading papers, newspaper classifieds, local real estate channels, or on internet classifieds. Even, I can search on eBay well for local or regional perfect mobile homes.

To purchase a perfect mobile home on land you will do the same as above but you may be able to hire a real estate broker. Just make sure they are knowledgeable about factory-built housing.
